Builder-grade doors nearly always ship with plain steel rollers running on unsealed bearings, or with no bearings at all. They are loud when new and they get louder. As the bearing wears, the roller stops rotating and starts dragging along the track, which adds load to the opener, wears a groove in the track and makes the noise everyone in the house has learned to live with.
Sealed nylon rollers are the standard upgrade. The nylon tyre is quieter against steel track, the sealed bearing keeps dust out and lubricant in, and a good set will outlast the door they are fitted to. On a door with a bedroom above the garage, this one change is usually the difference between a door you can open at six in the morning and one you cannot.
Track takes abuse from three directions. Cars clip the vertical sections, damp floors rust the bottom foot, and brackets loosen over the years until the track drifts out of alignment. Any of those will make a door bind, and binding is what puts the load onto the opener and the springs.
Alignment is worth as much as replacement. Track that is sound but sitting a quarter inch too far from the door will let rollers ride out at the curve. We check the spacing along the full run, square the horizontal track to the vertical, re-anchor loose brackets into solid framing and replace the sections that are genuinely beyond straightening.
There are usually ten to twelve rollers on a sectional door, and they were all fitted on the same day. Replacing two noisy ones leaves you with ten that will be noisy shortly, and a second visit to pay for. We change the full set, which also lets us check every hinge as we go, since the roller stems live in the hinges and a worn hinge will chew a new roller.
The bottom rollers are the exception in one respect. They sit in the bottom brackets, which are under cable tension, and those are not something to unbolt casually. We handle those with the door secured and the tension controlled rather than dismantling them with the door in the air.
The obvious difference is noise, and it is dramatic on a door that has been running on worn steel. Beyond that, a door on fresh rollers and straight track needs less force to move, which shows up as less strain on the opener and longer spring life. If you have been through two openers in ten years, this is part of the reason why.
We finish by lubricating the hinges, bearings and springs with the right product, resetting the opener force limits to the lower load, and running the safety reverse test. Lubrication is the one bit of maintenance you can do yourself between visits, and we will show you where it goes and what not to use.
On a door that still has its original unsealed steel rollers, the difference is the single most noticeable improvement you can make for the money. It will not turn a chain drive opener into a silent one, but the rumbling and grinding through the track largely disappears.
